Kottayam receives some of the heaviest rainfall in our service area, so the interiors that last here are the ones specified for moisture first and styled second.

Long monsoons and high year-round humidity are the defining constraint. Moisture reaches interiors through damp walls, through the floor at plinth level and through the air itself. Our Kottayam specification therefore leans on BWP grade plywood for kitchen, utility and any unit sitting against an external wall, sealed edges on all four sides, and a small ventilation gap behind tall units so that trapped air can move.

We avoid plain MDF and particle board in wet zones entirely. Kitchen base units are detailed with waterproof skirting or aluminium legs so the carcass never sits directly on a wet floor, and sink cabinets get a lined base that can be wiped out rather than absorbing a leak silently for months.

Mould and mildew are the second issue. Wardrobes on external walls get a back gap and, where the wall is known to be damp, an additional moisture barrier. We recommend louvred or grille shutter details for at least one section of storage so clothes and linen get airflow, and we plan lighting so that dark, unventilated corners are not created behind joinery.

Terrain shapes the plan as well. Many Kottayam plots slope, which produces split levels, half landings and staircases that cut through the middle of the house. Instead of treating that as a problem, we use the volume under and beside the stair for closed storage, a study nook or a display wall, and we plan handrails and lighting for safe use at night.

Where a home looks out over rubber estates, a river or a hillside, we keep the window wall deliberately free of tall joinery and plan seating towards the view, so the best asset of the site is not hidden behind a wardrobe.
